The apartment is part of a larger, ancient Franciscan convent dating back to the 14th completely renovated, inserted in the urban fabric of the municipality of Lonato del Garda, 11 minutes from the well-known town of Desenzano del Garda and 18 minutes from the spa town of Sirmione.
The accommodation is located on the ground floor. It is accessed from a spacious common atrium. The living room (which also serves as an entrance hall) is large (sq m 19) and is connected to the eat-in kitchen (sq m 23). The sleeping area consists of a double bedroom (sq m 15) and a beautiful bathroom (sq m 4). The ceilings of the living room and kitchen are vaulted, features that make the apartment very special. High-quality finishes were chosen for the restoration: flooring made of Botticino stone and Verona red laid in checkers. The floor surface is brushed to give a “worn” effect that does not contrast with the rooms. The floor and wall tiles in the bathrooms are polished Botticino stone, the doors and wall-covering paneling are hand-stained solid wood. Heating is underfloor powered by a state-of-the-art condensing boiler fed by natural gas connected to the distribution network. The apartment is equipped with volumetric alarm system and control unit that can be connected by phone with GSM card.
The interior and exterior plaster is natural lime for better breathability and well-being. The large thickness of the walls allows the rooms to be warm with low consumption of methane gas in the winter period, while in summer the rooms remain cool. The renovation also took care of the soundproofing of the rooms.
The exterior paving of the common parts (parking lots and pedestrian paths) are made of river pebbles and non-slip Prun stone slabs.
The entire structure has undergone seismic and structural improvements to make the entire complex safer.
The complex has undergone conservative restoration, thanks to a recovery project agreed upon and bound by the Superintendence of Architectural Heritage, which has kept the charm and style of the convent complex intact.
Due to its beauty and historical importance, the convent is under a bond of the Ministry of Cultural Heritage and Tourism. The apartment enjoys the benefit of the 50 percent IMU reduction as a historic property
